Builder-grade sod and compacted fill
New-construction lots in Riverview often sit on compacted fill, and turf roots can't push through it. UF/IFAS has a simple test: if a rod under an inch thick won't slide 6 inches into moist soil, compaction will keep hurting the lawn. We aerate or loosen and amend those areas before laying new grass, because fresh sod over hardpan just repeats the original failure.
Most HOA front yards here are St. Augustine, typically Floratam. When a builder's sod has thinned, we strip it rather than sod over it, check sprinkler coverage first and lay the new pieces the day they arrive. Afterward, hold off on fertilizer: UF/IFAS advises waiting 30–60 days, and Hillsborough's ordinance bans nitrogen for 30 days after sodding. Our sod installation page covers the full process.
