Pavers, sod & lawn care in Town 'n' Country

Town 'n' Country was a 525-acre dairy farm until 1958, when developers began building what became nearly 8,000 homes and townhouses, making it one of Tampa's first suburban communities. Most of it went up by 1978, so the typical lot carries mid-century bones: original concrete drives, long-established St. Augustine and, often, sprinkler systems of a certain age.

What Town 'n' Country yards need

Then there's the water. Bay Port Colony and Bay Crest Park sit beside canals off Old Tampa Bay, and parts of Bay Crest Park are only about 7 feet above sea level. Randoms renews lawns, swaps concrete for pavers and cleans up after storms across the community, in English or Spanish.

Renewing mid-century lawns and sprinkler systems

A lawn that has been St. Augustine since the neighborhood was built has usually been through everything: chinch bugs, droughts, thatch, tree roots and a few rounds of patch-and-hope. When much of the yard is thin, a full renovation beats spot repairs. Strip the old turf, regrade low spots, fix the sprinklers, then lay fresh sod matched to your sun.

The irrigation step matters most. If your system is the original, it's common to find cracked heads, mismatched nozzles spraying the driveway and a controller that was never set for one-day-a-week watering. We run each zone, repair or replace what's failing, install a working rain sensor (Florida law requires one on automatic systems) and program your legal day. Our irrigation service covers repairs and tune-ups; new systems and permits are handled with a licensed partner where required.

County watering rules for 33615, 33634 and 33635

Town 'n' Country has Tampa mailing addresses but no city government; it's unincorporated Hillsborough County. A few areas may be served by Tampa Water, so check who sends your bill, because City customers follow Tampa's permanent once-a-week rule.

For County water and private wells, as of October 2026 the SWFWMD Phase III order (through March 31, 2027) sets one lawn day by your address's last digit (0/1 Monday, 2/3 Tuesday, 4/5 Wednesday, 6/7 Thursday, 8/9 Friday), from midnight to 4 a.m. or 8 p.m. to midnight. Reclaimed water, where it's available, is exempt from the day limit but can't run from 10 a.m. to 4 p.m. Code Enforcement can issue citations. The County's nitrogen-and-phosphorus blackout runs June 1–September 30, and canal-front lots keep a 10-foot fertilizer-free strip along the water. Any feeding is coordinated with licensed partners; our watering-rules guide has the details.

Concrete-to-paver upgrades and privacy plantings

If your home still has its original concrete driveway and back slab, they're likely cracked, stained or simply too narrow by now. Pavers are the natural upgrade: a wider driveway with a contrasting border, a front walk that finally looks intentional and a back patio that doubles the usable space. In Town 'n' Country Park, Morganwoods and Byars Heights, those changes refresh a house without rebuilding it. In Bay Port Colony, paver patios and walks beside the seawall or dock call for salt-resistant materials and joints that drain after a storm.

Where lots back up to busy roads like Hillsborough Avenue or Sheldon Road, privacy plantings such as podocarpus, Walter's viburnum or Simpson's stopper do a lot of work. See our pavers and landscape design pages for how we plan these projects.

Bay-edge storm exposure and cleanup

Helene pushed 7.18 feet of surge into Tampa in September 2024, and Town 'n' Country's bay-front and creek-side sections are the most prone to that kind of flooding: Bay Port Colony, Bay Crest Park and low ground along Rocky and Sweetwater Creeks. Inland streets face wind and tree risk instead. Look up your evacuation zone and FEMA flood zone by address; both shape what we'd plant and how we grade, and our hurricane checklist covers prep before June.

After a storm, we clear limbs from driveways and fence lines and sort debris the way County crews want it (vegetative apart from construction debris, in loose piles at the curb, clear of poles, hydrants and meters) or haul it away entirely, then restore lawn and beds. Salt-flooded turf needs the silt removed and a fresh-water flush before re-sodding. Our storm cleanup crew offers rapid response and never works near downed power lines.

No. It's unincorporated Hillsborough County, even though addresses read “Tampa, FL.” County rules govern permits and, for most homes, watering. If your water bill comes from the City of Tampa, though, the City's watering rules apply.

One weekday, picked by your house number. As of October 2026, under the SWFWMD order that runs through March 31, 2027, a house number ending in 4 waters on Wednesday; the full rotation goes from Monday (0–1) to Friday (8–9), midnight to 4 a.m. or 8 p.m. to midnight. Reclaimed water, where available, can run any day outside 10 a.m.–4 p.m.

Start with a zone-by-zone inspection. Many older systems only need new heads, matched nozzles, a valve or two and a working rain sensor; replacement makes sense when pipes keep failing or the layout can't cover the lawn evenly.

Separate vegetative debris from construction debris and pile it loose at the curb, not in bags, away from poles, hydrants, meters and the road. Debris cut by a hired contractor may not qualify for curb pickup (check with the County), so we can haul it away instead.
